July 12th - Monthly Update

From Weekly to Monthly
Now that we’ve reached the mid-point with a new 5-member HOA board, and so many important initiatives have been accomplished, or in the works, or soon to be started, there is not as much to report on to warrant a weekly update, so I’ve changed it to a Monthly Update going forward.
Roof Washing Update
The HOA Board has asked Mint Condition to postpone the roof and sidewalk washing for the time being. The rainy weather of June, combined with staffing issues has caused them to fall behind in contracted work CV community. Once they get caught up with the shrub pruning, hedge trimming, and the Beautification project, they will then get on with the roof and sidewalk washing for those that have signed up. Capstone is aware of this postponement and has paused any further deadlines for those that received violation notices.
Mint condition has sent out an email this past week to all those that have signed up for the roof and sidewalk washing informing of this postponement. If you have not received this recent email, please email trey.brocke@mintconditionwashing.com to make sure he has your email address correctly. Put “Caribbean Village Roof Washing” in the subject line of your email.
Sound Barrier Wall Along River Rd.
As many of you have already noticed, the sound barrier wall along River Rd has been installed. The crews still have a lot of cleanup and finish grading to do. I don’t know if they will get on that right away or if they are going straight to adding the third Southbound lane. We’ll see soon I guess.
Large Lake improvement Project
The HOA Board officially voted in approval of the Resolution of the project and awarded the job to Florida Fountains and Equipment. The scope of the project is as was outlined in the email blast I sent out to everyone last month. The meeting minutes will be posted in the coming days and will include a copy of that approved resolution.
Irrigation Pump Station Replacement
The HOA Board officially voted in approval of the to replace the Irrigation Pump Station with a new state-of-the-art system by Hoover Pumping. They not only have the best system and service, but was in the neighborhood of $75,000 less than the other bidders. This project is scheduled to be completed before the winter dry season is upon us.
Gates
There’s not much to report on this. I just wanted to mention that it is most likely the last time this initiative will be included in these Updates. Both entry and exit gate locations are working well (other than minor issues with fobs with just 4 residents). With this initiative now completed, we expect to see a reduction in the annual operation, service, and maintenance costs.
Please be mindful that you should be creating Pin Code access for any service vendors / contractors of yours, and that the longest duration for a Pin Code is 1 year. Best to make a note in your calendar when a Pin Code is about to expire so that you can create new ones when needed.
