Frequently Asked Questions

Most frequently asked questions can be answered “officially” within the Caribbean Village Rules and Regulations, Declaration of Covenants, and Bylaws documents which you can download from the within the first FAQ below. You can browser the quick answers below, but it is highly recommended that you also read the official documents just to be sure.

  • The main rules of Caribbean Village are contained into two document;

    There are also Bylaws, which are rules for HOA meetings, voting and election of Board of Directors, notifications, etc.

  • The Entry Gates are accessed by either a Button-clicker (Fob) or the keypad.

    A license plate reader camera to trigger the gates to open is being installed in 2026

  • If you are selling your home and holding an Open House, we can set the gates to hold-open during your Open House hours. Go to the HOA Board page, fill out and submit the form with your request. Be sure to include the dates and hours of your event.

  • To get a mailbox, reach out to the Postmaster of the Venice Post Office and request one at:

  • Yes. But any outdoor changes must be approved by Caribbean Village as meeting the Architectural Rules and Regulations, and Declaration of Covenants. You may also be required to get a Sarasota County Building Permit depending on the work to be done. Please know that the county and state have strict licensing requirements for contractors and service companies, and Caribbean Village mandates that the same laws are followed to that regard. You can access and fill out an “ARC REQUEST” form on PayHOA portal. That is your step #1. Instructions are found as a link on that form.

  • The lawncare company provides shrub trimming to ONLY the shrubs on your lot that were part of the original standard landscaping plan by the developer. Any plants you or a previous homeowners planted are your own responsibility to trim and maintain.
    Tree pruning is on your lot is your responsibility and is not provided by the HOA landscape contractor.

  • No private parties are permitted at this time. The Board is examining new rules/requirements around that due to several problems that arose from previous private parties.

  • Irrigation repairs are done by our service provider JMW Irrigation and Landscaping. You should fill out the “Irrigation and Other Issues” form located within the PayHOA portal.

    Please note - . If you or your contractor breaks any irrigation component while doing work around your house, JMW Irrigation will fix it at your cost.

  • Garbage, recycles, and lawn waste are collected by Sarasota county on Thursday mornings. You can find more details on this page.

  • When you make the decision to sell your home at Caribbean Village you are required to notify the HOA Board before listing it. The Board just needs to know provide your realtor with important information about open houses and closing documents.

Overnight on-street parking is NOT permitted anywhere within Caribbean Village.
Parking is NOT permitted within a cul-de-sac circle at ANY time.
Violation of these rules will result in the car being towed at car-owners expense.
If you need overnight parking, you can get a temporary permit to park in the Clubhouse parking lot by filling out and submitting the form below. Someone will follow-up with you very quickly.
