March 22 Weekly Update

Mulching
This is wrapping up now. It might be done today for all residents. The common area mulching is being pushed back to later because our new Beautification and Upkeep Committee is still working on how to modify and improve the planting beds both inside the community, and outside along Venice Ave. The goal is to make CV beautiful and shine bright to everyone that drives by or enters in, and lives here.
The Venice Ave Gate and Stop Signs
The stop signs for traffic entering the gates are going to be permanently removed in the coming days. Please do not stop while entering the gates as we have had a couple of issues with the gate control panel vehicle sensor not functioning and thus the gate has closed on a couple of cars this past week. Stopping while entering can be risky so please just gently move on through . All drivers approaching the gate from inside the community must obey stop signs yielding to in-bound vehicles.
The Venice Ave entry gate has been a bit of a challenge this week. There are still many issues with the older parts of the gate that need to be either fixed or replaced. We’re trying to get this moving forward, but struggling with our Gate service vendor, and may need to seek out a new vendor. We’ll keep on it, but please know, the issue we’re having are NOT from the Tap-2-Open technology. We’ll keep the Venice Ave entry gate open during the day time until we’re confident that they have got things under control.
Sewer Main Break.
Well that was an sudden huge surprise project!! A 6 inch sewer main pipe from the lift station to Venice Ave broke on Thursday afternoon. I have been in constant close communications with Sarasota County on this from the beginning. As previously reported, after working throughout the night, the county had to pull in a contractor that had the proper equipment to control the pond-water seepage into the hole so that they could access the broken pipe and get it repaired. As of late Friday evening the pipe is repaired and most of the hole has been filled in with clean gravel, sand, and soil and compacted every 8 inches of lift. The contaminated pile of soil they dug out will be removed from site. They will pour new concrete sidewalk sections and patch the sod over the next week to wrap this project up.
I notified our pond and lake water management company of this event and they will be monitoring the ponds for adverse impact and take action should that become necessary. Luckily we spotted the leak and got things mobilized quickly enough to minimize any negative impact on the pond water.
Next HOA Board Meeting
The next meeting of the HOA Board is Monday April 7th, 5:30 - 7:30 at the Meeting room in the Clubhouse. All are welcome. An agenda will be provide before the meeting and also at the meeting. The meeting will also be broadcast online via Zoom (link to be provided soon) for those unable to attend live.
Violations Search Beginning This Next Week
As required by Florida law, we now have a Fines / Compliance Committee established. This is required before violations may be issued to residents who are in violation of following the Rules and Regulations. Beginning this coming week our Community Association Manager, Capstone, will be making un-announced visits to CV to search for any and all residents that are in violation, and send them a “notice of the violation” and the date that they are required to remedy the violation before a fine is levied. Anyone that receives a violation and/or subsequent fine may present their disagreement to the Fines Committee to be heard. The decision of the Fines Committee is final and cannot be overridden by the HOA Board. The committee is made up of volunteer residents of CV appointed by the HOA Board, and is NOT permitted to have any Board members nor their family members on the committee, nor attend the hearings / meetings of this committee.
So, if you know you are violating any of our Rules and Regulations, you have now been given a “heads-up” to get those corrected in the coming days to avoid receiving a violation notice and possible fine.
Kentucky Derby Party
Just a quick heads-up. The Social & Events Committee is in the process of planning a Kentucky Derby party at the clubhouse on May 3rd. More info on this coming soon. Mark your calendars to come have fun and maybe be a lucky winner!
