Landscaping Report

A couple of weeks ago I had a private meeting with Trey Brocke, owner of Mint Condition Services. I gave him a “one last try” mandate that he and his team need to be fully caught up with all contracted expectations by the middle of October or the Board will be seeking alternative options for landscaping services. He told me he would meet this mandate. He’s still got a long way to go with just under two weeks remaining. The Board has already been proactive and started the process of lining up quotes from other landscaping contractors, and we’re looking for higher-quality professional companies, knowing full well this translates into a larger budget allocation needed.

The 2025 Vine Invasion!

No doubt most of you have noticed an intensive presence of many different vine species throughout CV this year compared to previous years. Last year it was a bit noticeable, but this year it is off the charts! Dealing with this is not part of the services within our current landscaping contract. It is a difficult situation as we just do not have a line-item budget for “invasive vine removal”, and from early discussions with professionals, this is a rather significant multi-year, labor intensive process to manage and hopefully eradicate them (temporarily), which of course translates to significant funds needing to be allocated. Since it is now the budget season, the Board will be diving deep into the 2025 budget to see where there may be under-spent areas that we might be able to re-allocate some funds from to get started on this dire need. It is our goal that we can get a remedy underway as we move into the Fall dry season.

Major Projects Wrapping-up

Both the Large Lake Improvement Project and the Irrigation Pump Station Replacement Project are wrapping up right now. By October 15th, these will be 100% completed. There are currently no additional large projects planned for the remainder of this year or for 2026. The only medium-sized item is what to do with the planting area along Venice Ave on the East side of our entrance toward River Rd. That is quite a mess as a result of past hurricanes and FDOT road construction. This is something the Board will be examining and discussing in early 2026.

2025 CV Annual Meeting

We have 2 Board seats open starting December 8th. The notifications and candidate packets are already in the mail and on their way to all of you right now. If you feel compelled to serve our community as a member of the HOA Board then please fill out the candidate info packet and return it to Capstone before the due date specified in the packet instructions.
We need a huge turnout at this year’s Annual Meeting, so please plan to attend in person or online.
