Getting a Grip

Hello CV Neighbors!
It has been a week full of getting things done as well as preparing for getting more things done. We’re focused on getting a grip on things - read on to see what I mean.
Gate
As you all see, our Venice Ave exit gate is now repaired and restored to it’s original state of operation. It feels good to finally have this entrance / exit back to normal.
Irrigation
Another of our systems finally back to normal! The repaired pumps have been running very smooth this week. That said, every time I go over to check them I feel anxious that I’ll find them not working again. One of these days, that will be the case (from what the pump experts tell me).
If you find water spraying, or bubbling up from underground on your property or elsewhere in the community, please fill out and submit the form located on the “Maintenance Committee” page.
Pool
Well, it seems our pool heaters may have all reach the end of their life-cycle. It appears we’re now down to just one of three operating at this time. We’re getting quotes from a few pool companies to replace them. I’ll update you more on this next week.
Service Vendors
We are now launching a review of all of our service vendors and will take whatever remedial actions necessary to get professional and honest service, even if it requires immediately cancelling some service agreements and getting better quality companies in here. This review is applied to EVERY single service provider. None will be left out. They will be held accountable to providing the professional service we expected when we signed their service agreement.
We’ll let you know when you’ll be seeing new service vendors on site.
Compliance Committee
We are now actively seeking to establish a Compliance Committee for CV. It seems since day #1 of Caribbean Village, there has been no full-circle enforcement of the rules and regulations. Sure, some warning letters have been sent now and then, but everyone knows that nothing has ever really followed after those letters, and as a result, violations remain. That’s about to change. The Compliance Committee will be charged with enforcing strict adherence to the legal process of notifying violations of the rules and regulations and following up with levying the stated fines if the required remedial action is not completed by the date stated on the violation notice. The committee will NOT have a Board member on it, and the only time the Board will be notified of violation issues is when we receive a copy of the violation letter sent to the homeowner, and again when the violation is remedied, or if a dispute arises that cannot be resolved by the committee and requires legal action to be taken.
It is sad that some residents here just continue to willingly violate our rules and regulations, causing us to have to play “hard-ball” with them.
Everyone should download and read the entire Declaration of Covenants first, then the Rules and Regulations second. These are the two governing documents for residents. The Bylaws are just required standards for Board conduct, voting, conducting meetings, how to change rules and assessments, etc.
The Compliance Committee will be qualified Board-appointed members selected from a pool of volunteer applicants. If you would like to be considered for this committee, please fill out and submit the web-form on the Compliance Committee page.
The establishment of this committee will also usher in a new review of our Rules and Regulations to determine and make any needed changes, additions, or exclusions.
