Venice Ave Exit Gate Repair

New developments occurred in the Venice Ave crashed gate repair this week. Our gate service company came on-site to fix the issue with the River Rd exit gate being stuck open. The technician they sent this time is “Adam”, who claims to have been with the company since the 1990s. Well he knew everything there is to know about gates, and in our discussion about the delay in getting the new gate leaf fabricated he ask why the previous tech said we needed a new leaf. He then asked to see the gate leaf that was crashed into so I took him over to where we were storing it by the clubhouse. He looked it over and said he could easily repair this gate leaf, straighten it, re-weld it, etc. and could get to it next week. So here we are, after waiting nearly 2 months for a new fabricated gate leaf that has still not been started being built, and now we’ll get the damaged leaf repaired and re-installed this coming week and spend 1/4 the cost of the new gate leaf. From now on, we’ll demand that Adam is our designated service technician!!

Irrigation System

It’s back online!! YAY!! Finally, after 8 weeks of down-time, our irrigation pumps are back online. As nice as this is, I have been informed by every single pump system expert that has look at our system that we need complete replacement; a couple even saying they have been suggesting this to us for a couple of years now. Therefore, the only thing I feel confident about this old “DR Horton” pump system is that the next breakdown is not far off.
We’re going to be starting the process of specifying the system needed and collecting quotes for a full pump station replacement. We’ll keep you all informed as this progresses, but just know that such work would take place during the rainy season so that we don’t get dried out again like we have the past 8 weeks.

Gate Access Control Technology Upgrades

The next phases of the Tap-2-Open (T20) mobile app gate access technology will be taking place over the next couple of weeks. This phase is replacing the existing old dilapidated callboxes with new key pads, and update / upgrade the receivers and antennas for the clicker-fobs. The new key pads are much smaller, and when your code is entered, instead of calling you, it simply opens the gate. Since it is part of T20, each of you will have the ability to create and remove new / additional codes for yourselves and guests as you need.

Phase 3 will will take place immediately after phase 2, which is adding the 2T0 technology to open the pool gates and clubhouse / fitness room door locks, so that you can either continue using your cards or fobs, or you can opt to use your phone like you do with the entry gates.

Capstone Management Company

We are now fully migrated to Capstone. NO MORE ASSOCIA!! YAY!! Here’s a few things you all need to know:

  • You can pay your 1st Qtr HOA Dues in Capstone’s Payment Portal, and you should do this at your next opportunity. Although late fees are waived for January, it does not mean the due date has been extended. Our dues are our means for us to keep up with all the community repairs and improvements needed, so if dues are late, so are the repairs and maintenance.

  • You can access the payment portal through the button at the top of every page on this website.

  • There are a few options for paying your dues; mail a check / eCheck / credit or debit card / recurring payment ACH

    • There is not fee for mailed in checks, but just know that is the most risky method in regards to delivery on time and check fraud.

    • eCheck is quick and easy and only has a $2.99 fee

    • Credit or debit card is also quick and easy, but has a 3.75% fee (around $29).

    • Recurring payment (ACH) $2.99 each fee

  • There will be another HOA Board Meeting late this month, and our Community Association Manager, (CAM), Jessica Munding will be present at this meeting.

    • All meetings will be broadcast online via Zoom and a link to access that will be included in the official meeting announcements

    • All members are welcome to attend live or online

    • All meetings will be strictly structured and adhere to the structure and timeline laid out in the agenda (included in the official meeting announcements)

    • Members will be provided time to speak at the end of the meetings only. Members may also submit their thoughts, ideas, praises, concerns via the online form on the “Contact Us” page of this website (being added in the next few days)
