Did You Get That Letter?!

I heard that many CV residents got a letter from Capstone this past week saying that their roof and/or sidewalk is dirty and needs cleaning. The Board is aware that the presence of major construction sites around us tends to cause them to get dirty much quicker than normal. Because of this, I worked out a CV discount deal with Trey Brocke of Mint Condition Services. His company will soft-wash your roof and pressure wash your sidewalks for $200 TOTAL. This is a CRAZY good deal! He’s said this is a special deal because he wants us to see how good his company does, and also because we are in the middle of our Beautification project and he wants CV to shine when the project is completed. So many changes!

Tree Pruning | River Rd Gate Technology | Pool Gate Changes | Pedestrian Gate Changes | Sound Barrier Wall | Ponds Full

Some things I’m sure you all have noticed. Some things you heard was going on. Some things are rather new.
The tree pruning for those folks that have hired Mint Condition Services to prune their tall palms (above 12’ from dirt to branches) are getting them pruned up nicely. They already completed most of the homes that signed up, as well as the trees around the Clubhouse, and will be doing the trees around the gate entrances and other common areas too. If you did not hire them, then I hope you have made other plans - Capstone will be cruising CV soon to check on required tree pruning.
The new Tap-2-Open Keypad is now installed and functioning perfectly at the River Rd entry gate. In fact, the old black square clicker-fobs that have the DKS logo on them (as well as the other clicker-fobs) work on this gate now. The same “fix” will be added to the Venice Ave gate next week too.
The 2 gates to enter to community pool will have new access locks install this weekend. You will no longer need to use your fobs to get in or out. There will be a simple pull-knob latch added to the top of each gate (like those you see at resort pool gates).
The pedestrian gates at both Venice Ave and River Rd are changing in the next week. You will still exit the same as always, but to get back in, you will need to use you Tap-2-Open mobile app on your phone. So if you’re walking out and want to get back in, make sure to have your phone with you.
The latest word is that the River Rd sound barrier wall construction will begin in early July. We have some work to do on our side during June before they get working on it. The Board will be meeting about these needs in the next couple of weeks and try to get some plans in place. Stay tuned!
Nearly 8 inches of rain over the past week!! The ponds are full again. The fountains are back on…. Well, almost. The fountain in the pond adjacent to the Venice Ave entry should be back on this weekend some time.

Up-keep Team

If you were one of the folks that filled out your interest in being on the Beautification and Up-keep team, we need your help. There are a few up-keep projects that need team volunteers to tackle:

  • Some carpentry work on the restroom doors for the community pool

  • Someone to re-align the up-lights under the huge palm trees on Blackfin across the street from the gate.

  • Folks to paint the ceilings and doors of the restrooms at the pool

  • Light bulb replacements in the meeting room and cabana ceilings (bee spray needed for the cabana portion!)

Projects Out For Bid

At this time there are two major projects the Board is receiving bids on for work to be done this summer. We are expecting to have all proposals in over the next week and will be awarding the contract immediately after. The goal is to have these projects completed by end of October:

  1. Large Lake Improvement Project - Fountains replaced and aeration system added

  2. Irrigation Pump Station Replacement

Irrigation running while raining?!

We discovered this week that even after all the daily rain, the irrigation system was still coming on. This was not supposed to happen. We had Justin Sprinkle fix that today so that now when 1/2 inch or more of rain falls in a day, the system automatically pauses for 48 hours each time that happens.
