September, 7th CV Community Update

Irrigation is Offline
Sorry Neighbors, the irrigation system is offline. Both pumps developed major leaks late last week and had to be powered down. Since a brand new pump station is slated to be install beginning Monday Sept. 15th, there is no sense in spending any repair money on the current pumps. Let’s hope for a bit of rain every couple of days this week for our lawns.
Large Lake Improvement Project - Update
Florida Fountains & Equipment was making good progress on Tuesday this past week…until they tried to install one of the new pumps to a new motor. They discovered that their manufacturer made an error in the alignment of the mounting holes - they did not align right so they could not bolt them together. That immediately stalled their on-site work while waiting for the manufacturer to remedy this error. In the meantime they are rebuilding the fountain spray nozzle assemblies in their shop. I expect to get a timeline update from them tomorrow.
Fertilization and Pest Management
Beginning October 1st we will be able to resume the application of lawn fertilization. I’ve already reached out to Mint Condition and asked them to have Lawngevity get us on their schedule for as early in October as possible.
It’s (almost) Budget Season!
As we approach late September the Board will begin working on the 2026 budget. We will be seeking updated service quotes from our current vendors, as well as some from other service providers. A year ago this week I polled the community asking about some budget-related thoughts. Unfortunately only 23 residents responded, but it did give me a sense of what all of you would possibly have responded on a couple of questions, such as if you had ever been asked for your thoughts or input on the budget, or seen the draft budget before it was voted on by the Board. The response to that was 100% “No”. Another interesting response was I asked for a consensus if you felt it was good to increase the budget a little in order to seek higher quality services, and 68% of respondents voted “Yes”.
Based on what we’ve had to deal with in some very poor services so far in 2025, we are very focused on improving quality, but also on reducing costs. We are focused on different ways of doing things, mainly getting a tighter control on spending and cutting over-charges and reducing unnecessary and repetitive repair cost, and common sense adjustments to the timing of capital improvement projects.
