  • If you pay in advance of April 1st, it will show on your PayHOA account as a credit balance, which will be automatically applied to the April 1st invoice on that day.

  • As of this past week we are finally finished with the massive CV records clean-up and correction effort we had to undertake. Per our many previous communications we have informed everyone that due to 3+ consecutive years and 3 incompetent Association Management companies, all of CV records were incomplete, disorganized, inaccurate, and in some cases missing. It has taken a solid year with thousands of hours of dedicated volunteer work lead by the Board Treasurer, Joan Capo, supported by resident-experts Greg Riazzi, Tom Onacilla, Whit Luce, John Bowers, Seth Kling and Tracy Cleverly to get the financial records correct, accurate, and sent off to the auditor. Unless you were involved, or are a family member of those involved, you cannot begin to understand the intensity and hours spent on what they had to go through and endure. I am overwhelmed with gratitude for them and their willingness and perseverance on this task. All of us in CV owe an enormous “THANK YOU!!” to them.

  • And a huge thank you to all the dozens of additional residents that volunteer on our committees, contributing their heart, soul, skills & expertise, and sweat, and time so that CV is a great place to live and enjoy! There are a lot of CV residents working “behind the scenes” to help improve this community. When you see them out there planting flowers, picking up trash and debris, monitoring the pool, repairing things at the clubhouse, fixing broken fences, and many more, please say “thank you!” to them every time.

  • All of the primary initiatives of this 5-member Board that began December 2024 (just 16 months ago) have been, or are nearly completed;

    • First time ever having an official (required by law) Board Treasurer

    • Replaced the large lake fountains and added an aeration system

    • Replaced and upgraded the irrigation pump system

    • Improved the entry gate access system

    • Setup an ongoing “Beautification” committee

    • Repair flood control structures in the retention ponds (delayed, but now schedule for Monday 3/30)

    • replaced the “rip-off unethical vendors” with honest, affordable, ones

    • Improved openness and transparency by:

      • Holding monthly open Board Meetings at more convenient times for residents, with extensive meeting announcement posted and broadcast through multiple channels, and incorporated live-streaming meeting attendance for those that cannot attend in person

      • Set up this CV communication website

      • Secured our very own Community Resident Portal through PayHOA

      • 107+ community updates broadcast to the entire community via this website and emails

      • Passed a new policy for better election processes, including electronic voting beginning 2026

      • Established a comprehensive digital records system and an official CV records retention policy

      • Created an AI powered “CV Governance Advisor” which answers your “Whats’ Allowed” questions by scanning (in order) the Florida 720 statute, CV Declaration of Covenants, Articles of Incorporation, Bylaws, Rules and Regulations, and Policies & Resolutions.     • Approved a revenue generating component to the website - to be launched during the 2nd Qtr 2026. Potential to raise over $10,000 annually for CV special projects.

We accomplished all of this in just 16 months, while at the same time reducing over $80,000 of annual wasted expenses! That is a huge year after year savings for us all!!! I think we’ve had a good run… so far.

All that said, there are a small few outspoken residents that are unhappy with this Board, which were the underlying cause of two Director resignations over the past 6 months. When we work this hard, devoting thousands of unpaid volunteer hours strictly for the purpose of improving Caribbean Village as a whole, it only takes a vocal few to cause volunteers to throw in the towel. We know that greater than 90 percent of this community is pleased with the work and accomplishments we have achieved. Your Board sure would be grateful if you “90 percenters” would let the entire community know that you support the Board. Having a good Board that gets things done is delicate/difficult to hold onto when there are a tiny few relentless “negative-nellies” with nothing else to do than to constantly talk negativity and misinformation to neighbors at the pool, on the sidewalks, at events, etc. Something to think about.
